Conservation Area Appraisal Published
Camden Council has released their latest conservation area appraisal for Fitzrovia, highlighting the importance of the Adam terraces and the central green space to the character of the area.
The Fitzrovia Conservation Area Appraisal and Management Plan was approved by the Council’s Planning Committee in January 2026. The document runs to 87 pages and sets out the special architectural and historic character of the area, including detailed guidance on acceptable development.
Key Points for Fitzroy Square
The appraisal identifies Fitzroy Square as one of the most significant spaces within the conservation area, noting:
- The Grade I listed east and south Adam terraces as nationally significant examples of Georgian urban architecture
- The central garden as a designated Private Open Space of high townscape value
- The historic cast-iron railings and lamp standards as key elements of the square’s character
- A presumption against any development that would affect the views into or from the square
The document also establishes a new Article 4 Direction for the east and south sides of the square, removing permitted development rights for certain minor works. This means that even small changes to windows, doors, and rooflines on these facades will now require Listed Building Consent.
The full appraisal document is available on the Camden Council website. The Committee recommends that all frontagers familiarise themselves with the sections relating to Fitzroy Square, particularly Appendix B (Policy Requirements) and Appendix D (Proposed Article 4 Directions).
